Inventory & Deposit Pack
26 prompts for the two ends of a tenancy — a condition report that still holds eighteen months later, and deposit deductions tested against fair wear and tear before you claim them.
Key Capabilities & Features:
- •Condition reports written to be read by an adjudicator eighteen months later, not by you on the day
- •Every proposed deduction tested for evidence, fair wear and tear, betterment and costing basis before it is claimed
- •Deductions ranked strongest to weakest, with the weak ones you should drop named — a claim bundling one good deduction with two speculative ones frequently loses all three
- •An honest verdict when the move-in documentation was inadequate and nothing is claimable, which is more useful than a claim that will fail

Architecture & System Overview
Almost every deposit dispute is really an argument about a document nobody completed properly at the start of the tenancy.
This is the Move-In & Inventory and Move-Out & Deposits sections of The Property Management Field Manual, sold on their own — 26 prompts for the two moments that decide whether a deduction is winnable.
The move-in prompts write condition reports for their real audience, which is an adjudicator reading them eighteen months later with no memory of the property. That means locatable descriptions rather than adjectives, dates, and photographs of the things that will be argued about rather than of the things that photograph well.
The move-out prompts test each deduction before you claim it. Is the original condition documented? Is the change fair wear and tear for a tenancy of this length? Are you claiming betterment by replacing a six-year-old carpet at full cost? Is there an invoice or a reasoned basis? Then they rank the deductions and tell you which to drop, because a weak item bundled with a strong one damages the credibility of the whole submission.
If you also need screening, maintenance triage, arrears, renewals or difficult tenant situations, the full toolkit covers all eight areas.

Told me to drop two of three claims
Betterment on an old carpet and a cleaning claim with no move-in evidence. Claimed only the strong one and it was awarded in full. I would have submitted all three and probably lost.
Photograph what will be argued about
I used to photograph the nice parts. Now I photograph skirting, corners, appliance seals and the state of the oven, dated. The next check-out was uncontested.
Two sections only
No arrears or maintenance material, which is where my other problems are. Clearly stated on the listing, and I have since bought the full toolkit.
Frequently Asked Questions
How does this relate to The Property Management Field Manual?
This is 2 sections of The Property Management Field Manual, sold on its own for people who only have this problem. It contains the same 26 prompts as that part of the toolkit — nothing is held back or rewritten. If you need more than these areas, the full toolkit is $42 and covers 8 sections with 134 prompts.
Is this legal advice?
No. Deposit schemes, permitted deductions and adjudication standards vary by country and region. The prompts flag what needs local verification and are explicitly instructed not to assert a procedure.
I have one property. Worth it?
This is arguably the most useful pack for a single-property landlord, because deposits are where single tenancies most often go wrong and the mistake is always made at move-in rather than at move-out.
How is it delivered?
A PDF with all 26 prompts, delivered within 24 hours of purchase. Copy, fill in the bracketed variables, and paste into ChatGPT, Claude, or Gemini.
